Village Regulations

The Villages, Florida, are primarily governed by Community Development Districts (CDDs) through specific Deed Restrictions. These rules are designed to maintain a consistent aesthetic and quality of life across the 13+ residential districts. 

Key Rules & Regulations

  • Age Restrictions: As a 55+ active adult community, at least one member of each household must be 55 or older. No full-time resident can be under the age of 19.
  • Guest Policies: Visitors under 18 are limited to 30 consecutive days per year. Guests must carry a valid guest ID and be accompanied by a resident in many amenity areas.
  • Exterior Home Modifications: Any change to your home’s exterior—including painting, landscaping, or adding a lanai—requires approval from the Architectural Review Committee (ARC).
  • Lawn & Landscaping: Lawns must be well-maintained and free of weeds. Lawn ornaments (e.g., birdbaths, statues, or plastic flowers) are strictly regulated and prohibited in some districts.
  • Vehicle & Parking Rules:
    • Prohibited Vehicles: RVs, boats, trailers, and commercial vehicles cannot be parked on driveways or streets for more than 48 hours (and only for loading/unloading).
    • Weight Limits: Vehicles exceeding 3/4-ton capacity are generally prohibited from being stored on home sites.
  • Pet Ownership: The community is pet-friendly, though some districts may limit the number of pets (often two) and require them to be leashed.
  • Quiet Hours: Quiet hours typically run from 10:00 p.m. until one hour before daybreak. 

Enforcement

The Community Standards Department enforces these rules based on a complaint-driven system. Violations can lead to daily fines, often ranging from $25 to $50 per day, until the issue is corrected.
